Are some parts of Toorak better than others?

Toorak retains the title as the most expensive suburb in Victoria, encapsulating a mix of the most affluent and influential members of the business and political worlds, together with families enjoying close proximity to quality schooling and infrastructure. Like any suburb, it has parts of it that are generally considered better than others. Of course, this is purely subjective and to a large extent, does come down to personal opinion. Do you have any advice in helping locate an appropriate parcel of land/home?

Generally, land/homes located on busy main roads, steep sites, and close proximity to freeways, as well as many other nuisances, should be avoided. Other things to consider, which may not be so obvious, are established trees, heritage overlays, power poles and the end of T-intersections! Is there anything in particular that we should be wary of when looking to buy in Toorak or a neighboring suburb?

There are many things, however of particular significance is the fact that Toorak does tend to have many restrictive covenants placed on parcels of land. These can for example forbid the building of a two storey home or building two dwellings on one site. This can extend to restrictions on specified finishings such as roof and even types of bricks! We are thinking of knocking down and rebuilding – how can Aristacon help?

If you wish to proceed any further, we can prepare a detailed preliminary property report which covers all the factual items and a feature survey of the land, and a design concept together with a preliminary estimate once we have met with our architects. There is a cost associated with this. The preliminary property report is yours to keep, however concept designs and preliminary estimates remain the property of Aristacon and are under strict copyright rules.

How long does the design process take before readiness to build?

It typically takes up to 6 months to prepare detailed documentation and preparedness to build. This critical and detailed stage depends on a variety of factors that require experience and professionalism to orchestrate with efficiency. Extenuating factors such as town planning requirements and measures can contribute to extending this period if required.

What questions should I ask to help me choose the right builder?

How long has the builder been in business? Are they registered as a ‘Domestic Builder’ with an ‘Unlimited License’ you can check online here.

Have they ever been involved in a building dispute? What type of construction contracts do they use? How can they save you money while maintaining design integrity? What is the nature of their warranty insurance? How long do their homes typically take to build? How long does their maintenance period extend?
